Questions to ask before you hire an estate sale company in Gwinnett
Before you hire an estate sale company in Gwinnett, ask who is on the contract, whether they are licensed and insured with $1 million in general liability insurance, when commission is set, what the percent includes, how the date-hold works, and when you get paid. A decent company will answer those out loud without getting testy.
Family Estate Solutions of Georgia, LLC is based in Buford. We are not a law firm. These questions are practical, not legal advice.
1. Who is on the contract?
Ask for the legal name. Ours is Family Estate Solutions of Georgia, LLC. You want an LLC on the agreement, not a nickname on a Facebook post.
2. Are you insured?
We are licensed and insured with $1 million in general liability insurance. Ask any company for that coverage and a certificate of insurance. If a company cannot say the number or show proof, keep asking.
3. When is the commission set?
We set it after our complimentary walk-through of the home, not from a photo dump on a phone. It is typically in the mid-30s to mid-40s percent. The fees page does not publish a locked percent, because homes differ.
4. What does that percent include?
Ask whether marketing, photos, listings, signs, staging, staffing, and the settlement report sit inside the commission. At Family Estate Solutions of Georgia they do. There are no hidden costs or fees.
5. What is the date-hold?
We use a $650 date-hold to reserve sale dates. It is fully credited against commission if the sale happens. Ask any other company whether their hold is extra or credited.
6. When do we get paid?
We pay out within 7 days, starting the next business day after the sale, sometimes as quick as 72 hours, with a settlement report.
7. What happens to items that do not sell?
They stay yours, and you decide what happens to them next. See services.
8. What if we cancel after staging?
Ask for the cancel terms in writing. After staging, Family Estate Solutions of Georgia bills $75 per hour with a 4-hour minimum. If we must cancel because the home is unsafe or inaccessible, utilities are off, or excluded items remain after written notice, the $650 is a rescheduling fee. If the sale is not rescheduled, we keep the $650, plus that hourly minimum, plus documented third-party advertising and promoting.
9. Will you tell us what to take out of the house?
Yes. Start with guns, medicines, and documents. Follow local law. We do not give legal instructions.
10. Do we have to be there?
No. We staff sale days so you do not host strangers. Read how it works, then book a free consultation if the answers feel like a fit. Call (706) 471-1740.
