What is an estate sale?
A professionally managed, open-to-the-public sale of the contents of a home, typically after a death, a move to assisted living, or a downsizing. We price, stage, advertise, host, and settle the sale so you do not have to welcome strangers into the home yourself.
What does an estate sale company do?
We plan the sale, research values, photograph and list items, stage the home, staff sale days, take payment, and send a settlement report. Marketing, photos, listings, signs, staging, and staffing are included in the one commission.
How do estate sale commissions work?
One commission is set after our complimentary walk-through of the home. It covers marketing, photography, listings, signs, staging, pricing, sale-day staffing, and the settlement report. There is no booking fee, no hidden costs or fees, and no setup fee. A $650 date-hold reserves the dates and is fully credited against commission if the sale happens. We do not publish a locked percent because homes differ.
How much does an estate sale cost?

When do I get paid?
We pay out within 7 days, starting the next business day after the sale, sometimes as quick as 72 hours, with a settlement report.
What happens to items that do not sell?
They stay yours, and you decide what happens to them next.
Do you help with downsizing or a move to senior living?

Can you help with an inherited home or an estate in probate?

What is the difference between an estate sale and estate liquidation?
Estate liquidation means turning the contents of a home into money. An estate sale is the most common way to do it: a public sale held in the home, priced, staged, and staffed by our team.
Can you help us sort and organize without a sale?
Yes. Hourly sorting and organizing is $75 per hour with a 4-hour minimum, on a separate agreement. It is not a sale and not a purchase of your goods. See hourly sorting and organizing.
How soon can you start, and what are your hours?
Hours are by appointment. The first step is a free 20-minute consultation call, then a complimentary walk-through of the home. Once dates are held and the agreement is signed, staging usually takes 3 to 5 days before the first sale date.
Can you help if the family lives out of state?
Yes. Many families manage this from a distance. We do a complimentary walk-through of the home, send photos and a plan, and keep you informed by phone and email.
How long does the process take?
It depends on the house and your dates. After the complimentary walk-through we can usually put a realistic calendar in front of you. We do not start staging until dates are held and the agreement is signed.

Do I have to be at the house on sale day?
No. We staff the sale, protect the home, and check shoppers out so you do not have to host strangers.
Do utilities need to stay on for an estate sale?
Yes, plan on power, water, and HVAC staying available for staging and sale days unless we agree otherwise in writing. If utilities are off and the home is unsafe or inaccessible, we may need to reschedule. See the fees page for how the $650 date-hold works if we must cancel for access or safety reasons.
Can you work around a realtor timeline before listing?
Often yes, when you share the listing goal early. We plan the complimentary walk-through, date-hold, staging, and sale days around the calendar you need. After the sale, unsold items stay yours.

Is John a realtor? Is this a real estate company?
John Young is a Georgia real estate licensee. Real estate (the house itself) is a separate agreement with his broker. This company is estate liquidation only.
Are you an LLC? Are you insured?
Yes. Our legal name is Family Estate Solutions of Georgia, LLC. We are licensed and insured with $1 million in general liability insurance, which covers our own work. Because the sale is held at your home, your homeowners policy stays the main coverage for the home itself, so we ask families to keep it in place and let their agent know about the sale. Before you hire any estate sale company, ask about coverage and whether they can share a certificate.
What should we do with things the family wants to keep?
Before the complimentary walk-through, please take out everything the family wants to keep. If that is hard to do, gather those things in one room. We will clearly mark that room and keep it closed, our team and shoppers will not go in, and nothing in it is part of the sale. Our pricing and staging are built around what we see at the complimentary walk-through, so items removed after that walk-through, staging, or pricing still carry our full commission.
Do you sell firearms or ammunition?
No. Firearms and ammunition are never sold in our estate sales, and we never take ownership of them. Please remove them or lock them away before staging. If you would like to sell them, we can help you connect with licensed firearms dealers so you get the best market price. Any sale or transfer is strictly between you and the dealer, and we charge no fee for that help.
Do you move or deliver items a shopper buys?
No. Pay for items before you disassemble, load, or move them. You are responsible for disassembly when required, loading, and moving or transporting what you buy. Family Estate Solutions of Georgia, LLC will not move or transport any customer-purchased items.
Are estate sale purchases refundable?
No. All sales are final. No refunds.
